I know... I had my house appraised 6 months ago and was appraised for $50k more than what zillow had on it. Don't get my wrong, I don't live in a richy rich house but just goes to say that the price they are quoting is only an estimate (ops, zestimate). Not worth the effort to price quote from there.

I guess a house is only worth what someone is willing to pay for it. Not a lot of people in Salem, Oregon that can afford $400k houses as 40%+ of our workforce is gov't employees. While we always have a good economy because of low unemployment, the incomes here just cannot justify the high house prices. I don't live in a "ritzy" area, but a nice one, the "ritzy" areas have insane prices.........who affords these homes????

Being an ex appraiser, the value is an opinion based on fact. In this case the fact is current closed home sales. WIth values in our market declining that means a closed sale recorded today actually occurred 30 - 60 days ago. Already dated info. Most lenders are requiring closed sales dated no more than 60 days and current in escrow and current listings. Then if you are in a declining market they lower your LTV 5%. Tough times out in the real estate fields todayLet it be!!!
