Think that through carefully. I almost went that route when I built my house back in '99. By time I added up all the expenses for a modular I was barely cheaper than a proper stick built home and Insurance, resell value, etc. all takes a much bigger hit than a "brick and mortar" building...

Build humble and upgrade later. I put Home Depot bathroom cabinets in. Formica kitchen counters, etc.

These things can be upgraded later on down the road.
    Waiting for another good one!

Thanks for the advice. I am just shopping right now. So far I have noticed a big difference in price in my area between stick built and modular. No matter what I build it is going on a basement.

Don't lay a modular down then. The biggest savings and reason for going modular (IMO) would be the savings on the foundation. You won't save hardly anything at all in this case. I said the same thing about a concrete slab and once I calculated it all out I wasn't going to save anything and I didn't want to put a modular up on the steel foundation with stairs...

Took my 19 year old canal skiing this weekend. LOL.. we used his wakeskate. He loved it. Gave him a chance to try his winch too.

I need a winch for my creek! Farmers water runoff is filling it back up for the summer...

It is exactly 200' long and 4 foot deep. Could build a rail in it. Sweet!

Slalom course is 801' gate to gate.. then they leave about 250-300' on each end... then they have islands.
If you go that route, you can lease it to a ski club.Otherewise, you can just use it for wake sports and add a bunch of rails and floaties and ramps.
Either way, your insurance is going to be astronomical.. LIKEAGOODNEIGHBORSTATEFARMISTHERE!

The rail was just for me. No one around here would even be interested in it.
