      That is the original trailer in the pic. I got the new trailer this past Thursday. So far it's going ok. I have only unloaded and loaded once, and that part went fine so far (boat off, boat on). The new trailer is giving me a fit with dragging. I like to never got her backed into the driveway Thursday night. We went out Sunday and the forward most cross member caught the transition in the ramp, I have never had that happen before. I had to change my hitch from a 2.5" rise to a 2.25 drop just to be able to get into the driveway and I guess that has lowered the tongue enough that in certain situations its going to drag on some ramps.

                  Nice,I thought our triple car garage was adequate as we keep the boat at the cabin.My wife said we could almost use a bigger garage-wait till I show her yours.More garage space=more toys.LOL

                    You have succeeded

                    You have succeeded in making me jealous. I hope some day I can get out of CA. I should sale here and move it to Utah or Arizona. The only problem is with my wife in pain from her arthritis at the age of 36 I do not think cold climates will be good for her.

                    Very nice set up OWN looks great.

                          Nice setup OWN! I am going to add another garage, our current garage is 40 X 24, so the boat does not fit. Right now it's packed away in a warehouse.

                          What benefit did you get by tying your detached garage into your house? I need to look into our covenants to see if I need to do that to put it where I want it and also to still keep my shed.

                            From an insurance standpoint, if it's tied to the house, it becomes part of the "House" and not an "Other Structure" . Most home policies do not have enough coverage to replace a garage with out adding it on as an endorsement, which may cost more in premium then just increasing the size/replacement cost of the house.

                              I needed the roof and foundation attached to the house to get the size I wanted. Detached buildings have a maximum size of 1000 sf and a 15' height restriction. Also if it was detached it would have needed to be behind the back of the house. I then would have no shop underneath and to the size I wanted. I also have a walkway under the drive to storage under the other garage. None of this would work without it being attached. The tricky part was finding a lot it would fit on. I originally designed the home for another lot the 2nd garage was full depth on both sides for that lot, but my current lot is angled and I lost the back corner in the back. Here are a a couple shots from the back. It doesn't look like it in the photos, but I can get a small vehicle, into the shop. You can not tell for the pics, but I am on a completely flat lot with a very high water table. We had to get real creative with the landscaping to hide all my man space.

                                Wow, nice looking pad! Between maintaning the pool, boat, and house, and also working, you're lucky to have any time to use your boat Is there any such thing as too many toys??
                                Other than that, Mrs. Lincoln, how was the play?
