As a data point my previous home was a Ryan Homes hosue with a third car garage. I had a company remove the standard 8x7 foot door and widen/raise to install a 10x9 ft door. I also had them extend the back by 11 ft so the total depth was increased from 19 ft to 30 ft. That project cost ~$25k in Dayton, OH. I utilized a General Contractor so recognize that mark things up a LOT vs you being the GC and just hiring subs/managing the project on your own...

lookin good bcrider. intrigued to see the final pics.

burn, that's a crazy price. probably same thing I would get quoted here but it's insane what people want for things nowadays. drhorton quoted us 5k for a simple 4ft garage expansion on a house a couple years ago. it's only a few 2x4's, 2 trusses, a few shingles and some drywall. upgrading from standard 3rd car bay to the rv 40ft x 16fthigh x 12ftwide only cost us an extra 12k. go figure......

I would love to pay any of the above prices as I'll be that multiple times over. It's also what happens when you live in one of the most expensive places in the world (Vancouver BC- we are an hour east). My house would sell for about $900k right now (3600sqft/8,000sqft lot) Will be just over 4,000 sqft with addition. I'm in to it for just over half of that so even with the addition I will still be far ahead than a comparable which would be well over a million and still most likely not let me park the boat in the garage. This will be our last house until my wife and I ever decide to down grade 25-30 years from now. You can't buy a detached house for less than $ 500k. Don't get me started on our gas prices right now.....$1.57 a liter.

The addition also lets us keep our renter in the basement which will in turn pay off the build out cost. Otherwise, we had her on the 5 year plan before we took the space back.

          bc it's expensive all over.
canada has been high for a minute but a good chunk of the western us is catching up and in some places(sf/san jose) passing vancouver/toronto in per sqft pricing and downsides are wages are not keeping up with the housing growth.

I do miss the pricing in parts of the midwest and have heard texas is still pretty cheap.

Yeah Like I said, if I would have acted as the GC I would have saved a TON. I have also since found a different GC which had I known this guy before doing my garage, my guess is he would have saved me $8-10k. You live and you learn..I'm just building my own carport in the fall so material will my only cost this time around....

Well, it's been about a 6 month process and I'm still working my way through some of final stages inside the house but outside and the garage is all complete and I sure do love it. Currently, the garage is a bit of a dumping ground with my ongoing inside work. Getting the kids bikes and such organized was a first priority as we all know they will just dump and run otherwise.lol. Also, Tige banners to represent are a must! I still need to get to winterizing my boat but with it being inside I'm not in as much of a hurry as it's holding 62 degrees.

So far my thoughts are that in the winter the boat will be on the right side as it sits currently but come the summer season it will be where my Pacer sits.

Pacer- As I know it will get asked.lol. It was my grandma's. She bought it brand new in 76 and I asked for it when she passed. It's definitely not the coolest car out there but I can tell you I get more looks than your typical super car!! It's all original except I've installed lowering plates for the front spindles, Chrome eyelids for the headlights, and installed 70's era 15's with spike lug nuts Then used the OEM AMC center caps.

-I've plumbed for a gas heater but haven't installed one yet.
-Plumbed a gas line on the backside of the right walkway post for a firepit or my winter bbq'ing. We hang out a lot with the neighbors in our cul de sac and our kids are always out front.
-Had a ceiling fan installed to help dry out the boat.
-New jack drive side mount garage door opener is awesome. Quiet, and app controllable.
-Installed a laundry sink last minute as the previous bathroom upstairs was directly above so it was easy to tie in to the existing drain.
-Wired all of my soffits for RGB LED's. I don't want to ever have to deal with Christmas lights again. Ran individual home runs for each ~16' section.
-Wired Cat5e to different locations out front for future IP cameras....it's the industry I'm in so might as well. Ran 14 network runs in total throughout the house.
-Wired in 4 speaker locations for some old bookshelfs I had. Currently stole the 2-10's I had in the house as I don't get to use them in the house. Our tenant doesn't seem to enjoy the earthquake.

Now, the fun part of rebuilding my bench and figuring out how I want to set everything up.

Great to see how this has turned out. I still remember you showing the blueprints.

Sweet! Came out real nice. Nice place to spend the winter if you’re a Tige or a Pacer.
You'll get your chance, smart guy.
